Property Services:
We provide the following services to our clients.
Regional Management: Responsible for properties located in their market areas and provide support and market knowledge to the on-site managers or offsite leasing agents. They are required to inspect their properties at least once a week, more if necessary, to ensure the smooth operation and to be sure that each property is well maintained.
On-site Managers: We carefully screen and hire only the best qualified managers for each property. The managers undergo constant training to be sure their management skills and techniques are up to date at all times. These managers have an in-depth understanding of their immediate market area which includes competitors rents and vacancy factors, and are responsible for the day-to-day operations of the facilities.
Landscape Maintenance: We provide highly qualified landscapers to be sure each property is kept in excellent condition and has great curb appeal which is a marketing tool as well as giving the tenants a sense of pride about living/working on the property. In this area of the United States having the proper plants, landscaping materials and watering schedule may mean redesigning or replanting of landscaped areas in order to conserve water. We will work closely with your landscape design professional or suggest a company we have worked with in the past. Our goal is to achieve the right balance between conservation and aesthetics and can be accomplished to give the property a professional look and feel.
Unit Maintenance: Our maintenace staff has the primary responsibility for maintaining the rental units or spaces in good conditon and performing necessary repairs when required in order to prevent deferred maintenance issues in the future. All service calls are completed within 24 hours where possible. Except in case of an emergency, the tenant is always notified of any repairs to be made or undertaken inside the unit or space 48 hours in advance. Where required, staff entering residentail units will have a sheriff's card.
Tenant Improvements: For minor tenant improvements our maintenance staff will complete the work required. Where there is major remodeling, electrical, or plumbing issues we will use an independent outside licensed and bonded contractor or subcontractor to be sure all work is completed in a timely and professional manner. Depending on the type and amount of work or remodeling required we will be sure the proper permits have been secured and a Notice of Non-responsibility will be filed.
Main Office Support: Our main office is staffed by highly trained individuals whose sole task is to support the managers and employees and to provide each owner with monthly reports showing the operation of their properties. All work is carried out via a written work-order request and detailed notes show what work was performed and the date started and completed along with the costs incurred.
