These properties included raw land for development of multifamily housing, self-storage, custom single family homes, retail centers and industrial warehouses; income producing properties such as office buildings, self-storage facilities, retail centers, multifamily housing and various other commercial properties.
Closing the transaction:
Our primary responsibility and goal is not just to take listings or present offers that do not reflect the current market conditions or values, but to close the transaction so that each party is satisfied that they have achieved their goals.
What we do:
Our goal is to be sure that the property is priced correctly at the beginning of the brokerage process to help ensure that our client gets the "benefit of the bargain" and that the transaction can close in a timely manner.
It has long been known that overpriced properties generally do not sell, that the owner eventually reduces the price in hopes of selling the property, or the property is withdrawn from the market. This is not a good outcome for any listing, for any agent, or for the owner who wants to sell.
Representing either the buyer or seller of commercial real estate requires in-depth knowledge of the local market; methods and availability of financing; appraisal criteria and methods; familiarity with income and expese statements; and various valuation techniques.
Each property is unique and we work with each owner very closely to set the price and terms of the listing or offer. The phrase "there is only one buyer for any property" means that the property must be correctly priced and that the higher the price in relation to comparable properties the fewer buyers there are. Determining the right price at or near the top of the market requires the expertise of knowledgable agents.
By understanding the current market trends, the financial markets, and buyer expectations, our efforts are aimed at closing the transaction by having the property priced at the optimum value.
